International law firm Bird & Bird has advised Deutsche Pfandbriefbank AG (pbb), a leading European specialist bank for commercial real estate financing, on the development financing of two logistics projects in Herten and Bensheim for a joint venture between Urban Partners and HIH Invest Real Estate. Both projects are being developed in accordance with the latest ESG standards and are aiming for DGNB Gold Certification.

HIH Invest is one of the leading investment managers for real estate and infrastructure in Germany and Europe. The company is part of the HIH Group and covers the entire value chain of an investment with their own capacities. Approximately € 26 billion in assets under management (AUM) are currently managed.
Urban Partners is a leading European urban investor. Urban Partners invests, develops, and operates high-quality real estate assets across the urban built environment in prime locations in Northern Europe. Urban Partners was founded in 2005 as Nrep and manages assets of more than € 25 billion.
The property in Herten in the northern Ruhr area is being developed on a 65,220 sqm brownfield site and will have a total lettable area of 36,821 sqm. Almost half of the space has already been pre-let. Completion is scheduled for mid-2026.
The property in Bensheim in southern Hesse is being developed on a site measuring around 40,000 sqm. Construction is scheduled to begin in the first quarter of 2026. The property will have a total lettable area of 22,861 sqm and has already been pre-let on a long-term basis.
